FORT LAUDERDALE, FL -- Western Specialty Contractors recently restored the parking garage roof deck at the Sanctuary Centre Condominiums in Boca Raton, FL using a unique technique to level its expansion joints.
Located at 4800 N Federal Hwy, the Sanctuary Centre is a 180,000-square-foot office condominium complex made up of four, three-story buildings. The complex includes a covered, underground parking garage that enables contiguous access to all four buildings. The property is situated among Boca Raton’s most prestigious waterfront communities and minutes from Highland Beach.
Western was contracted by the Sanctuary Centre Condo Association to restore the second-floor deck above the parking garage which experienced cracked and deteriorated expansion joints from weathering and daily use.
Western’s concrete restoration experts removed and restored 13 expansion joints, totaling around 1,155 linear feet. Expansion joints play an important role in the overall stability and longevity of a parking deck structure as they absorb expansion and contraction of the deck’s structural components caused by exposure to hot and cold temperature cycles.
Because there was uneven concrete between the expansion joint block out, Western was challenged to apply an unusual technique to resolve the issue.
“We used unusual strategies to overcome the challenge, which included using epoxy with sand to raise the expansion joint to make it fit even,” said Western Project Manager Eric Lopez.
Western was able to complete the project within budget and on time to the satisfaction of the Sanctuary Centre Condo Association.
